The Broadway Doldrums

For some time now, a whole host of retail spaces have sat empty in the 2600 block of West Broadway (between Trafalgar & Stephens). Last time I counted, 6 spaces were available; 3 for sale on the north side (all in the Maguire building) and 3 for lease on the south side. Vacated spots include the Wild at Heart: Raw Food for Pets store, the Phase II clothing store, and an orthopedic shoe store.

It’s a little puzzling as to why this particular stretch of Broadway has so much empty retail space. It’s only one block east of Macdonald and it’s not like they are the end of the line, as there are plenty of shops and restaurants in the block east of it. As for the spaces for sale, they range from $750,000 for 798 sqft to $1,299,000 for 2,954 sqft and are probably waiting for an investor who would then lease the space. Until then, these are definitely the Broadway doldrums.
