IGA Lot before Development Permit Board Monday Afternoon

The IGA lot development application goes before the Development Permit Board tomorrow, Monday June 1, in the Council Chambers (3rd floor of City Hall) at 3pm. The meeting is open to the public and anyone can address the board (pre-registration is possible by calling Lorna Harvey, 604.873.7469).

The Save the IGA Lot! website Rob discussed earlier has more information, including the following tidbits:

  • The proposed development is for the FRONT property (between Maple and the rail line and between Broadway and the laneway to the south).
  • HOWEVER, if this is approved, we will immediately lose the David Hunter Garden Centre. Once the construction fence is erected, the liquor store and IGA on the property behind the lane to 10th Avenue will be forced to close as they will not have parking for their customers.
  • The same developer owns the BACK property but cannot develop it until it kills the businesses (done per point above) and then applies for a rezoning from Industrial.
  • The plans are for a 7-storey condo complex on the front property, and eventually another 7-storey condo complex on the back property.
  • The liquor permit is grandfathered to the current liquor store location (which is the busiest liquor store in the PROVINCE!). Once the liquor store closes, a new liquor permit would be needed if they wanted a liquor store in the area. HOWEVER, it is highly unlikely that any permit would be allowed as both properties are in close proximity to 2 churches and an elementary school.
  • The garden centre is the last remaining indoor/outdoor garden store save a small, expensive garden store on Hornby Street downtown and Southlands in South Vancouver.
  • The 3 businesses involved ALL want to continue serving the community.
